Trump Tower to Be Built in Tbilisi: What We Know About Georgia’s Tallest Skyscraper and Its Estimated Cost

The Trump Organization has announced plans to construct a 70-storey skyscraper in Tbilisi, which is set to become the tallest building in Georgia. The project is being developed in partnership with Biograpi Living, Archi Group, The Sapir Organization, Blox Group, and Finvest Georgia, with architectural design led by the US-based firm Gensler.

The tower is planned as the centerpiece of a large mixed-use development located near Central Park in northwestern Tbilisi. The complex will include luxury residential apartments, high-end retail spaces, premium restaurants, and curated lifestyle infrastructure. Developers describe the project as a new benchmark for luxury urban living and a symbol of Tbilisi’s growing international profile.

According to the Trump Organization, the tower will become the country’s tallest building, surpassing the current record-holder, Alliance Centropolis Tower C in Batumi, which stands at 210 meters.

“The Trump name is synonymous with some of the most luxurious real estate developments in the world, and Trump Tower Tbilisi continues that legacy,” said Eric Trump, Executive Vice President of the Trump Organization. He added that the company is proud to expand into Georgia and collaborate with both local and international partners.

The project marks the first Trump Organization development in the region. The company, owned by Donald Trump and currently managed alongside his son Eric Trump, develops and licenses residential and hotel properties worldwide.

Trump Tower Tbilisi will join a global portfolio of Trump-branded skyscrapers. The first Trump Tower opened in New York in 1983 and stands at 202 meters. Other notable developments include Trump World Tower in New York (262 meters), Trump International Hotel and Tower in Chicago, as well as projects in Istanbul and Panama.

The architectural design is led by Gensler, one of the world’s largest architecture firms, known for high-rise developments across multiple continents, including a recently completed skyscraper in Austin.

While official financial details have not been disclosed, real estate analysts estimate that projects of this scale typically fall into the high-end luxury category, with costs running into the hundreds of millions of dollars. Given the height, premium residential units, commercial components, and global branding involved, experts broadly estimate the total budget for Trump Tower Tbilisi could range from approximately $500 million to over $1 billion.

For comparison, earlier Trump Tower developments in New York and Chicago were built at costs in the hundreds of millions, while modern luxury mixed-use skyscrapers internationally often exceed the $1 billion mark depending on scope and location.
