Buyers from the Persian Gulf and the United States have become the primary drivers behind a massive boom in London’s real estate market, with "super-prime" property sales eclipsing £1 billion in the first six months of 2026, reports the Daily Mail.
An analysis of market data revealed that property sales in the UK capital reached £1.24 billion between January and June—a staggering 79% surge compared to the same period last year. According to industry experts, the world’s wealthiest individuals are rushing to safeguard their capital amid geopolitical turmoil linked to the military conflict surrounding Iran.
According to real estate firm Beauchamp Estates, buyers from the Middle East accounted for roughly 25% of all deals.
Billionaires from the Gulf states are actively seeking secure "safety nets" in case the situation in their region escalates—echoing the events of February, when Tehran launched strikes against US allies, including Dubai.
Much like American buyers (who account for another 30% of transactions), Middle Eastern clients prefer to pay in cash before immediately refinancing with a mortgage to free up liquidity and optimize taxes. “Buyers include Gulf nationals, British and European expats living there, as well as individuals from India, Pakistan, and Lebanon,” notes Rosie Halastchi of Beauchamp Estates. “Concerns over personal safety have driven a 15% increase in inquiries. Families with young children want a reliable, secure base in the UK capital.”
In total, 34 luxury mansions priced at £15 million or more changed hands during the first half of the year. The average transaction value reached £36.5 million—nearly double the figure from three years ago.
The market was fueled by several astronomical sales, including the most expensive residential real estate deal in UK history:
Providence House (Chelsea): Businessman Nick Candy sold the mansion to Labour Party donor Sunil Sethia for £275 million.
The Holme (Regent’s Park): The massive estate was acquired for £195 million by Dubai property developer Abbas Sajwani. (His father, Hussain Sajwani—nicknamed "Dubai's Trump"—also bid on a £55 million mansion in Knightsbridge, but lost out to a local buyer).
Penthouse at Park Modern (Hyde Park): Sold for £57 million.
As for US buyers, many are high-net-worth investors hailing from the AI and technology sectors. However, a significant portion of American capital is flowing into London due to political disagreement with the policies of President Donald Trump. “The AI boom is generating vast fortunes in the US, but Trump’s policies are stoking concerns, prompting Americans to allocate a portion of their wealth to London real estate—leading to a 10% increase in demand from US buyers,” experts added.
Concurrently, another "Billionaires' Row" is taking shape in London along Hamilton Terrace in St John's Wood. Over the past 12 months, nearly £100 million worth of homes have been sold in the area, driven primarily by Indian investors. Mansions priced between £5 million and £20 million are increasingly viewed as attractive investments by Asian tech entrepreneurs capitalizing on the region's economic boom.
